The Village At Nipomo Set To Start Construction

Construction was supposed to start this past Monday, 7/16/07; however, things haven’t started quite yet; but, they likely will anytime:

Starting Monday, Nipomo residents will see the beginnings of a new 36,000-square-foot shopping center and the long-anticipated Mary Avenue extension, as the demolition of existing buildings is scheduled to begin.

The Village at Nipomo shopping center, a development by Moore Commercial Real Estate, will be located on the south side of West Tefft Street at Mary Avenue.

The Village Shopping Center’s architecture will be indicative of village style, developers said.

“There will be village storefronts with stone accents and colorful canvas awnings,” said Tai Martin, a spokesman for Moore Commercial Real Estate. “I hope we’ve put together a plan that the community will be proud of.”

Some of the future tenants will include: Healing Touch Day Spa, which will take up to 6,000 square feet of retail space, a Wells Fargo Bank at 4,000 square feet, a Starbucks Coffee, TNT Yogurt and California Nails. Others which have expressed some interest are: Healthy Inspirations from Nipomo, Rock-n-Dog out of Arroyo Grande and Me & Ed’s Pizza:

Featured retailers who have already signed on are Healing Touch Day Spa, which will take up to 6,000 square feet of retail space, a Wells Fargo Bank at 4,000 square feet, a Starbucks Coffee, TNT Yogurt and California Nails.

Martin also confirmed that several other retailers like Healthy Inspirations from Nipomo, Rock-n-Dog out of Arroyo Grande and Me & Ed’s Pizza have expressed interest in setting up shop in the new center scheduled to open in 2008.

The addition of Wells Fargo Bank, a major bank will certainly add a new dimension to the banking market in town, as will the acquisition of Mid-State Bank by Rabobank. I’ve heard lots of positive things about Rock-n-Dog, but personally I haven’t eaten there. I likely will try them out, as they sell gourmet hot dogs and burgers. Not to mention, Nipomo will welcome the new sales tax revenue.

In addition to new Nipomo businesses, Ted Moore’s project will expand Mary Street, photo at the top, so that it will eventually prepare to dump traffic out on a future, new freeway on ramp, all with a focus to help reduce traffic on West Tefft Street. They hope to have the road work completed by January; however, I expect that while it is ongoing, that traffic on Tefft Street will be a nightmare:

Developer Ted Moore said bulldozers and earth movers are set to begin work July 16 with the destruction of existing structures on the property.

At that time, construction crews will also begin the daunting task of excavating and grading the bluff area between West Tefft Street and Hill Street, as Mary Avenue is extended through to Hill.

“We expect to have the road work done by January,” said Moore. “It will give people another access point to downtown shopping from the south.”

That project is also designed to divert traffic off West Tefft Street to a future southbound onramp at Highway 101 at the corner of south Frontage Road and Hill Street.

“This gives people tangible evidence that something is being done to improve the traffic problems at Tefft Street,” said Dave Watson, chief operations officer and planning director of King Ventures.

The real estate development company will be putting in a 70,000-square-foot commercial office and retail development at Hill Street and Frontage Road.

That project will also feature three fast-food restaurant pads and one 15,000-square-foot restaurant. The remainder of the 10.5-acre development will feature a mix of retail and office buildings.
